What asphalt paving contractors do

Asphalt paving contractors install, replace, or resurface asphalt pavement. Depending on the project, that work can include demolition or milling of the existing surface, base grading and compaction, placing and compacting hot mix asphalt, edge transitions and tie-ins, and coordinating related work such as striping, sealcoating, or drainage adjustments.

Not every contractor performs every type of work. Some focus on residential driveways, while others specialize in commercial parking lots, industrial pavement, or large-scale replacement projects — matching a contractor's typical project size and type to yours is one of the first things to check.

Commercial vs. residential asphalt paving

Commercial and residential paving often use similar materials, but the project requirements can be very different. A contractor who is strong at residential driveways may not be the right fit for a large, phased commercial parking lot, and a commercial paving contractor may have minimum project sizes that make small residential work impractical.

Asphalt paving vs. asphalt repair vs. asphalt overlay

Property owners often use "paving" broadly, but contractors typically separate the work into distinct scopes. Asphalt paving usually means installing new asphalt or replacing a larger pavement area, including base preparation, grading, and compaction. Asphalt repair means fixing damaged areas — potholes, sawcut patching, dig-outs, or localized full-depth patching — rather than replacing the whole surface.

An asphalt overlay places a new layer of asphalt over existing pavement, and can work well when the existing surface is stable enough to support it. An overlay is not a good fit when the underlying pavement has widespread base failure, drainage problems, severe alligator cracking, or major grade issues — full removal and replacement is usually necessary in those cases, even though it costs more upfront.

When you may need an asphalt paving contractor

A paving contractor, rather than a repair or maintenance crew, is usually the right call when the problem is larger than isolated patching. Common signs include large areas of alligator cracking, widespread potholes, pavement breaking under normal vehicle traffic, sunken or depressed sections, repeated repairs failing in the same spot, or a driveway or lot nearing the end of its service life.

Sealcoating and crack sealing are maintenance treatments — they protect sound pavement, but they cannot correct structural failure. If pavement is badly cracked, sinking, or breaking apart, have a paving or repair contractor assess it before scheduling maintenance work.

Common commercial paving projects

Commercial paving covers a wide range of property types, and the contractor profile that fits each one differs. What changes between them is rarely the asphalt: it is the traffic the pavement carries, how much of the property has to stay open during the work, and who has to approve the job.

  • Parking lots, from single-tenant pads to large multi-building centers
  • Retail and shopping centers, where customer access usually drives the schedule
  • Apartment and multifamily communities, where resident parking has to be maintained throughout
  • HOA communities and private streets, where board approval and reserve funding set the timeline
  • Industrial properties and warehouses, where truck traffic and dock approaches need heavier pavement sections
  • Office parks and corporate campuses
  • Schools and institutional campuses, where the work is confined to breaks and off-hours
  • Medical facilities, where emergency and patient access cannot be interrupted
  • Private roads and access drives
  • Municipal and public-agency work under formal specifications and inspection

The pavement section matters most where heavy vehicles concentrate. Truck routes, dock approaches, trash enclosure pads, and fire lanes carry loads that passenger parking does not, and a single specification applied across a whole site usually means one of those areas is under-built. Ask how the proposed section varies by area rather than accepting one thickness for the entire property.

Planning commercial paving around tenants and operations

On an occupied property, the schedule is usually harder than the paving. Asphalt needs time before traffic returns, which means some portion of the lot is unusable for a period, and how that is managed determines whether the project is disruptive or merely inconvenient.

Work this out before bids rather than after award. A contractor who has priced continuous access to the whole lot is quoting a different job from one who has priced phased work around operating tenants, and the difference will surface as a change order if it is not settled up front.

  • Phasing: how the lot is divided, and how many phases the work runs in
  • Traffic control: flagging, barricades, cones, and temporary routing
  • Delivery and service access, including trash pickup during the work
  • Fire access, which generally has to be maintained continuously and may need approval
  • Business hours and whether work happens at night or on weekends
  • Accessible parking, which has to remain available or be temporarily relocated
  • Tenant and resident notice, and who is responsible for issuing it
  • Striping coordination, since new pavement needs a layout before the area reopens
  • Reopening times, which vary with temperature, thickness, and the mix used

What should be in a commercial paving proposal

Commercial paving proposals are frequently not comparable, because each contractor scopes and describes the work differently. A proposal that carries the items below can be compared line by line; one that carries only a total price cannot, no matter how competitive that price looks.

  • Measured square footage for each area, not an approximate lot size
  • Compacted asphalt thickness, stated as compacted rather than loose
  • Base preparation method, including compaction and testing
  • Whether existing asphalt is removed, milled, or paved over
  • How unsuitable subgrade material is handled and priced if found
  • Drainage assumptions and any grading corrections included
  • Striping scope, including whether accessible stalls and fire lanes are covered
  • Concrete work, curbing, and transitions included or excluded
