Pavement Preservation Contractors
Use this page to find contractors who apply pavement preservation treatments: slurry seal, microsurfacing, chip seal, and cape seal. These are surface treatments that extend the life of structurally sound pavement, and they are a genuinely separate trade from both paving and sealcoating.
The separation is not a technicality. Slurry and microsurfacing require a purpose-built mixing and spreading machine; chip seal requires a distributor truck and a chip spreader. A great many asphalt companies own none of that equipment and will subcontract the work or steer you toward sealcoating instead — which is a different treatment with a different service life.

What pavement preservation is, and what it is not
Pavement preservation means treating sound pavement to extend its life, rather than repairing pavement that has already failed. The economics are the whole argument: a treatment applied while a surface is still in fair condition costs a fraction of resurfacing, and applied on a cycle it can defer reconstruction for years.
What preservation cannot do is fix structural problems. None of these treatments add strength. If the base is failing, the lot is sinking, or alligator cracking has spread across the drive aisles, a preservation treatment will telegraph those defects back through within a season. Repair first, preserve second — in that order, or not at all.
Comparing the treatments
These four treatments get grouped together and are frequently confused with each other and with sealcoating. They differ in materials, equipment, finish, cost, and how long they last.

Microsurfacing is the one most often specified when slurry seal would have done, and the one most often substituted when microsurfacing was actually required. The practical difference is cure chemistry: microsurfacing sets by chemical reaction rather than by water evaporating, so it opens to traffic in about an hour and can be placed in cooler and damper conditions. On an occupied property, that difference is frequently what decides the treatment.
Why so few contractors perform this work
A slurry or microsurfacing machine is a large capital purchase that does nothing else, and a chip seal spread needs a distributor truck and a chip spreader running together. Crews need real experience: application rate, aggregate gradation, and emulsion break timing all have to be right, and the failure modes — streaking, raveling, premature loss of aggregate — show up across the whole treated area rather than in one spot.
The practical effect on a bid list is that quotes for these treatments vary more than quotes for paving, and that a low quote from a company without the equipment usually means a subcontractor whose name you have not been told. Ask who is actually applying the material, and ask it before the award rather than on the morning of the job.
Building a preservation cycle
The value of these treatments is realized on a schedule, not on a call-out. A property that seals cracks annually and applies a surface treatment on a planned interval spends less over twenty years than one that resurfaces reactively, and the difference is large enough to matter to a reserve study.
Getting there needs a condition assessment and a written plan rather than a series of quotes. A pavement consultant or a contractor who provides written condition reporting can produce a treatment schedule tied to a budget, which is also the document that gets a board or an owner to approve the spend.

What is the difference between sealcoating and slurry seal?
Sealcoating applies a thin protective coating over asphalt; it restores appearance and shields the surface, and it wears off over a few years. Slurry seal is a mixture of emulsion and aggregate that lays down an actual new wearing surface, so it is thicker, lasts longer, fills minor surface defects, and costs more. Sealcoating is common on parking lots and driveways; slurry seal is common on roads, HOA streets, and larger properties on a preservation cycle.
Is microsurfacing worth the extra cost over slurry seal?
It is when cure time or traffic level makes it worth it. Microsurfacing cures chemically rather than by evaporation, so it takes traffic in about an hour, tolerates cooler and damper placement conditions, and holds up under heavier loads. It can also fill ruts, which slurry seal cannot. On a low-traffic lot that can close for a day, slurry seal usually does the same job for less.
Will a preservation treatment fix my cracks and potholes?
No. These treatments are thin surface layers with no structural contribution. Cracks should be sealed first or they will reflect through, and potholes and base failures need repair before any treatment is applied. A contractor who proposes slurry seal over a lot with active base failure is proposing something that will look wrong within a season.
How long do these treatments last?
It depends on traffic, climate, and the condition of the pavement underneath, so any single number is misleading. In broad terms chip seal and slurry seal fall in a similar range, microsurfacing somewhat longer under heavier traffic, and cape seal longer than either of its components alone. Ask a local contractor what they are seeing on comparable properties nearby, which is better information than a national average.
Do we have to restripe afterwards?
Yes. All of these treatments cover existing markings completely. Budget for a full restripe, and treat it as part of the same project rather than a separate one — a lot that reopens without markings creates its own problems, and layout should be confirmed before the treatment goes down rather than reconstructed from memory afterwards.
