Estimator and Project Manager, asphalt paving
Ryan Clark has spent nearly two decades on the estimating and project management side of asphalt paving in Northern California. He writes the numbers on proposals, walks the sites those numbers are based on, and then manages the crews that have to deliver what the proposal promised. That last part is why this directory reads the way it does: an estimate is a prediction, and a project manager finds out every week which predictions were wrong and why.
Most pavement information online is written by people who have never priced a job. It reads plausibly and falls apart on contact with a real parking lot — it will tell a property manager to "get three bids" without explaining that three bids describing three different scopes of work are not comparable, or quote a per-square-foot price with no mention of mobilization, traffic control, or how much of the cost is decided by whether a truck can reach the back of the building.
The guides here are written to close that gap. They explain what is actually inside a paving proposal, which line items move the price and which are noise, and where an owner's money is best spent on a pavement that is not going to be replaced this year. Where a topic is genuinely local or genuinely legal — ADA compliance, permitting, stormwater, licensing — the guides say so and point at the primary source instead of guessing.
He also created Surface Intelligence, an education series for the people who have to approve pavement work without being pavement experts: property managers comparing bids they cannot fully evaluate, boards weighing a capital request, facility teams working out whether a lot needs maintenance or reconstruction. Those articles and tools were migrated onto The Pavement Directory in August 2026.
