Massachusetts Parking Lot Maintenance Contractors

A recurring plan often combines periodic crack sealing, sealcoating, striping refresh, and inspection on a multi-year schedule, adjusted for traffic volume and climate exposure.

A maintenance plan is proactive and scheduled, aiming to catch small issues early, while one-time repairs are reactive fixes to existing damage. Ask a contractor how their plan structures inspection and escalation.

Ask the contractor what conditions — such as widespread cracking, base failure, or drainage problems — would trigger a recommendation to escalate beyond routine maintenance, and how that would be documented.

Annually is a common baseline, with twice-yearly inspection on properties carrying heavy or truck traffic. The value is in the documentation rather than the visit: a written condition report each cycle is what lets you see deterioration trending and plan the following year's scope rather than reacting to failures.

No. Sealcoating is a surface treatment that slows oxidation of the asphalt binder — it adds no structural strength. If pavement is breaking under normal vehicle traffic, sinking, or showing widespread alligator cracking, the base has failed and sealcoating will not correct it. Have a paving or repair contractor assess the pavement before scheduling maintenance treatments.

It does not, but the treatments run on multi-year cycles, so a single-year agreement usually captures only part of a program. If you sign a multi-year agreement, check the term, renewal, and cancellation provisions, and confirm the schedule can be re-sequenced if a section deteriorates faster than projected.

In practice it usually is, because striping refresh is a routine maintenance item and accessible stalls, access aisles, and signage are part of the striping scope. Requirements and enforcement vary by jurisdiction and by what work is being performed, so confirm what applies to your property with your local building department or an accessibility professional rather than relying on a contractor's summary.
