The one idea worth carrying through: a coating and a wearing surface are different products. Sealcoat protects what is there. Slurry seal replaces what has worn away. Asking which is better is the wrong question — the pavement decides, and the condition of its surface is the thing to look at before either price is discussed.
Ready to price the work? Compare slurry seal contractors or sealcoating contractors by market, and note that in most places these are two different sets of firms.
The difference in one sentence
Strip away the terminology and the two treatments are separated by one fact: whether the finished surface is new material.
- Sealcoating puts a protective coating on top of the existing asphalt. After it cures, the pavement you are standing on is the same pavement, with a film over it. Fine sand is often added into the coating for texture and durability, but the coating is not a structural layer and it does not replace surface that is gone.
- Slurry seal mixes asphalt emulsion, graded fine aggregate, water, and additives in a machine at the point of placement and spreads the result across the pavement. After it cures, the surface you are standing on is new aggregate and binder. It is thin and adds no strength, but it is a genuine wearing surface rather than a coating on one.
That distinction is why the two are not substitutes and why the price gap between them is not the interesting part of the comparison. They are answers to different questions about the pavement.
The test that actually decides it
Before comparing prices, go out and look at the surface. Not the cracks — the surface between them.
Asphalt is aggregate held together by binder. As it ages, the binder at the very top oxidizes and the fine material between the stones erodes away. What is left is a surface that has become progressively more stone and less matrix. That process is what these two treatments respond to, at two different stages of it.

The reason this test matters: sealcoat applied to pavement in the third row will darken it for a season, but it is a coating over a surface that is already coming apart, and it has nothing to bond a failing matrix back together. Slurry seal applied to pavement in the first row is money spent replacing a surface that had not worn out yet.

Two rows are worth pausing on. Adds structure: no, and no. Neither treatment makes weak pavement stronger, and any proposal that implies otherwise is describing something the material cannot do. Why the price comparison misleads
Sealcoating costs less per square foot than slurry seal. That is consistently true and almost never the deciding factor, for two reasons.
The first is that the two prices buy different amounts of work. A sealcoat price covers cleaning, oil-spot treatment, and usually two coats of a material applied with equipment most maintenance contractors already own. A slurry price covers a mix design, a specialized machine, a material produced continuously as the machine moves, and a crew trained to run it. Comparing the per-square-foot numbers compares the cost of two different operations, not two bids for the same job.
The second is mobilization. A slurry crew brings the slurry machine, support vehicles, material trucks, and traffic-control equipment to the site regardless of size. On a large private road network that cost disappears into the area. On a small commercial lot it does not, and the per-square-foot figure climbs sharply — sometimes to the point where slurry seal is not practically available for the property at all, because local firms have a minimum project size.
Both proposals also carry work that is not the treatment. Crack sealing, patching, and restriping are separate scopes on either one, and they routinely account for more of the total than the treatment does. Get them as line items on both bids before comparing anything.

What the property has to absorb
For an occupied property, closure is often a bigger constraint than price, and the two treatments impose it differently.
Sealcoating is usually applied in two coats with drying time between them and after. Commercial work is normally phased so sections of the lot close in turn and the property keeps functioning. Drying is sensitive to temperature, humidity, sun, and the number of coats, so the schedule is weather-dependent in both directions.
Slurry seal sets rather than simply drying. The emulsion breaks, the water leaves, and the surface develops enough strength to take traffic. Additives in the mix design govern how quickly that happens, which means the closure duration is partly a design decision rather than a fixed property of the material. Ask what it will be for your mix, your property, and your season — not in general.
If a long closure is genuinely impossible, ask about micro surfacing rather than assuming the choice is only between these two. Micro surfacing is a polymer-modified slurry with a chemically controlled set, built specifically so traffic can return in hours. It costs more per square foot, and on a property where a full-day closure means lost business, that is frequently the cheaper answer.
On either treatment, plan the notice to tenants, residents, or staff at the same time as the work. Vehicles that have to be moved, and are not, are the most common reason a phase gets rescheduled on the day.
What each one looks like afterward
Appearance should not decide the treatment, but it will decide how the work is received, so it is worth setting expectations before the crew arrives rather than after.
Sealcoating produces the finish most people picture when they think of a freshly maintained parking lot: uniformly black, smooth, and sharply contrasted against new striping. It is the more dramatic visual change of the two, and it is why sealcoat gets specified for properties where appearance carries commercial weight.
Slurry seal cures to a matte gray with visible aggregate texture. It looks like new pavement rather than like a coated surface — closer to a thin asphalt layer than to paint. Owners expecting sealcoat black are sometimes surprised, and the complaint usually arrives about a week after placement.
The practical step: before signing either, ask the contractor for a property they treated two years ago and go look at it. Not a fresh one. A two-year-old surface tells you what you are actually buying, and it takes an afternoon.
When neither one is the answer
Both treatments are preservation. Preservation assumes there is something sound left to preserve. When there is not, applying either one buys appearance and loses the money, because the process never reaches the cause.
Stop and get the pavement evaluated rather than treated when you see:
- Alligator cracking in interconnected patterns, which indicates load-related fatigue and lost support.
- Potholes, which mean material is already gone rather than merely worn.
- Rutting or depressions along wheel paths, which usually originate below the surface.
- Areas that flex visibly under a loaded truck or a trash vehicle.
- Water standing after every rain, or pumping fines up through cracks.
- Patches that have failed and been redone more than once in the same location.
- Settlement over utility trenches.
A proposal that recommends sealcoat or slurry seal across a lot with these conditions, without repairs priced alongside, is describing a cosmetic result. That is worth saying out loud to the contractor, because a good one will agree and re-scope it.

Properties that need both
On a single site with mixed pavement — an HOA, a campus, a business park — the useful answer is often not one treatment but a plan that assigns different pavement to different work.
A community with private streets and parking areas might reasonably end up with:
- Parking stalls and drive aisles on a sealcoat cycle, where the surface is intact and appearance matters.
- Private streets treated with slurry seal, where the surface is worn open and the area is large enough that a slurry crew will mobilize.
- A failed intersection or a truck turning area repaired full depth, because no surface treatment applies there.
- Cracked but stable sections crack sealed and left alone this cycle.
- A settled trench or a ponding low spot corrected as drainage and grading work before anything is applied over it.
That is a harder budget conversation than a single number for the whole property, and it is a substantially better use of the money. Who you call shapes what you are told
This is the part of the comparison that is rarely written down, and it explains a large share of the confused proposals owners receive.
Sealcoating equipment is common. Tankers, agitation, spray systems, and squeegees are owned by a wide range of maintenance contractors, which is why sealcoat is offered almost everywhere and why it is the default recommendation for a tired lot.
Slurry seal requires a continuous-mix slurry machine that proportions and mixes material as it moves. That is a specialized piece of equipment, and the firms that own it tend to work on roadway preservation contracts, public works, large private road systems, and large commercial sites. In many markets they are simply a different company.
Two consequences follow. Contractors recommend what they can perform, which is not dishonesty but is a real bias in the sample of advice you collect. And the words get used loosely — "seal coat" means chip seal in roadway work and means a coating in parking lot work, so a proposal using the term without a specification has not told you what is being installed.
The fix is to ask directly: *is this a coating, or is this a mixed aggregate treatment, and what is the material specification?* A contractor who does the work will answer that in one sentence.
Reading the two proposals
Whichever treatment you end up with, the proposal has to describe scope rather than name a treatment. A sealcoating proposal should state:
- Square footage of the treated area.
- Cleaning, vegetation removal, and oil-spot treatment.
- Crack treatment, as a separate line item with linear footage.
- Patching of failed areas, with quantities.
- Product and manufacturer, and dilution rate where applicable.
- Sand or aggregate loading.
- Number of coats and application method.
- Cure time and the phasing plan for the property.
- Striping restoration, with stall counts and ADA markings.
- Exclusions and warranty terms.
A slurry seal proposal should state the same preparation and repair scope, plus the items specific to the treatment: the slurry type and aggregate gradation, the emulsion specification, the number of courses, the application rate, the traffic-control and phasing plan, weather limitations, and the reopening schedule for your property.

Can slurry seal or sealcoat fill cracks?
Neither is a crack repair. Cracks are cleaned and sealed as a separate scope before the treatment goes on, and that work should appear as its own line item with linear footage. A proposal claiming the treatment will fill all the cracks is describing something the material does not do.
Can either treatment fix alligator cracking?
No. Alligator cracking is a fatigue pattern that develops when pavement flexes more than its structure can support, and neither treatment adds structural capacity or reaches the base. Those areas need full-depth patching, base repair, or reconstruction, and covering them changes only the appearance.
Which is better for a parking lot?

Can you apply slurry seal over sealcoat?

Bond is the concern: a new aggregate layer has to grip what is underneath it, and a deteriorated or incompatible coating can compromise that.
Do you have to restripe after either treatment?
Yes, whenever the treatment covers existing markings. Stalls, arrows, crosswalks, fire lanes, and accessible parking markings all have to be restored, and accessible parking should be laid back out correctly rather than simply traced over. Confirm it is in the scope with counts, not assumed.
How long does each one take to cure?
